Brief Description of the Inspector
Jimmy Ricardo Vargas, Nicaraguan, 34 years old, civil
engineer and consultant. Post graduate degree in design
and evaluation of projects, specialist in housing and
building construction. This includes supervising, budgeting,
design, inspection, and housing consultation. With more
than ten years’ experience with NGOs, Private Sector,
Government Institutions, and Cooperation Agencies.
Some Last Experiences Building Inspection in two houses: La Talanguera, San Juan del
Sur, Client: Patrick Keenan, evaluation of the condition of the structure, materials, style,
life expectancy, costs for maintenance and repairs, this for support the choice of the
potential client to buy the properties or not.
Septic Tank construction and design in Malpaisillo Leon, included one treatment system of
residual waters, purification filter and distribution system to use the water for agricultural
activities
Design of new annexes for some properties located in San Juan del Sur Nicaragua, one
little office in playa remanso and one wood deck beside the pool of one property in San
Juan del Sur town.
Building Inspection in Apartments: Colinas de Miramar San Juan del Sur, Client: Jean
Carr, it was determined if the current construction contains the constructive technical
elements of a apartment without risk of collapse, irreversible damage, short-term or
destruction caused by forces of nature. Proposals to change some parts in the
construction that was not built properly.
Building Inspection in playa Marsella, Client: Karen Weiner, it was determined if the house
contained the constructive technical elements of a home without risk of collapse,
irreversible damage, short-term or destruction caused by forces of nature. Plan for repairs
and maintenance, a calculation of life expectancy of the building, and estimated total
replacement costs.
Engineer Supervisor of a project to repair and construct 50 houses for lowing income
housing in the municipality of Chinandega. Formation and distribution of team project,
logistics, and location of construction materials. Contracts and negotiations with
homeowners for physical adjustment according to materials available, works of repair or
construction, working sessions with staff of the municipality of Chinandega, periodic
supervision of workers, gathering data, photos, and reports.

The activities included in the budget for the item mentioned are those that are focused in
change the appearance of the current structure, replace parts or damaged objects, to
enlarge the life expectancy of the constructive elements, the ultimate goal is to build in
base of the current construction, using the same type, model and quality. The activities
also includes the total cleaning of the house, removing all the corrosion, dirt, moths.
Painting the metal elements with anticorrosive paint, sealing cracks and leaks,
compaction subsidence in the ground, removal of weeds and vegetation.

Recommendations and conclusions
This budget is general and can vary in one 10 % less or 10 % more according the quality of the
materials to be used and the measurements of the new sections to build, the recommendation and
second phase in this process is to do one 3D Design for the new constructions and to fix the budget
to that design. The building inspection is basically the analysis of the current construction,
structural, architectural, current condition of the materials, type of the materials and one budget for
cleaning, maintenance and repairs of the damaged objects. The prices of the new construction are
based in the current prices of the housing construction industry and for intermediate models of
buildings, not luxury, not basic. (In this report are attached some pictures to give you one idea
about the model that you can build with this prices.)
